Camarillo is centrally located in Ventura County, which is nestled between Los Angeles and Santa Barbara Counties. Residents refer to Camarillo as Ventura County's best kept secret, (so don't tell anyone!).With the 101 freeway running through the city, Camarillo is ideally situated only 20 minutes away from the Pacific Ocean. Often described as the "perfect normal," Camarillo has year round moderate temperatures with an average high of 72 degrees, and rarely dipping lower than 50 degrees. Rumor has it that Camarillo was rated as the number three "ideal" climate in the nation by National Geographic.
Approximately 40 minutes north of Los Angeles and 1 hour south of Santa Barbara, Camarillo is close enough to the coastline to enjoy the air quality of clean ocean breezes, and that just the way the community plans to keep it!
Here the residents are united in their appreciation of open space and unspoiled vistas in a way that is unique to Southern California. The natural beauty that defines this corner of paradise has a secure future. Careful planning, well-formed environmental groups, and past legislation passed in the County are moving further to protect the natural resources so abundant in Camarillo. The S.O.A.R. initiatives (basically; “save our open resources,”) passed by voters, provide for the conservation of renewable and non-renewable natural resources. The intention was to preserve and enhance environmental quality and to provide for the retention of the maximum number of future land use options. With such rigorous land use restrictions, the popularity of the region further ensures the desirability of our real estate.
Small Town
As a relatively small town of just over 63,000 residents, Camarillo is allowed to a slow growth rate of only 400 new units per year. With ample room for expansion, managed growth continues to ensure the quality of life so near and dear to Camarillo residents. Nearly 80% of the existing homes are single family residences, 15% multi-family housing, and only 5% mobile homes. This proportion has remained fairly constant since 1970, and the majority of these homes are less than 20 years old.
